2020 has been extremely difficult for everyone. As a small, seasonal business we are so pleased to of been able to open, in a safe manner. We look forward to doing so again in 2021! We are open May- October and off season for long term rentals with limited services.
Children and Pets
We welcome children of all ages. Guest Room rates are based on double occupancy. There is no charge for children under the age of 5. The extra charge for additional guests ages five and older is $25.00 per night.
Not all rooms are large enough to accommodate additional guests. Please be sure to confirm your accommodations if you are traveling with more than two guests. Apartments and homes can not accommodate any additional guests at any time.
We do have a limited number of air mattresses available. We are happy to provide sheets and towels for you.
Sorry, pets and support animals are not allowed in any of our hotel rooms, apartments or homes. Service animals are permitted as required by law.
Deposit & Cancellation Policy
All stays must have a 100% deposit paid in full at the time of reservation.
Guest Room cancellations are charged a fee of 10% of the deposit and must be made in writing at least 15 days prior to arrival. The fourteen days immediately prior to arrival the deposit is non-refundable and no changes are permitted to the reservation. However, if we can re-book your stay to someone else, you will receive a gift certificate (less 10% cancellation fee) for any portion of your remaining deposit amount that we are able to re-rent.
Apartment & Home cancellations made after May 1st must be re-booked to someone else for the full duration of stay in order to refund any portion of the deposit, minus a cancellation fee of 10% of your total rental cost.
COVID Exception: If Block Island “closes” to visitors due to RI state or Block Island local regulations, we will waive the cancellation fee for refunds in the form of a gift card for future use. All credit card refunds will be charged the 10% cancellation fee.
All cancellations must be received in writing. Please be sure to note your accommodation arrival date and name on reservation. If you have booked through Airbnb, you will need to cancel directly through that service. We can not cancel for you.
The only transportation related exceptions to our policy are if the traditional ferry from Pt. Judith, RI is cancelled. Please allow sufficient time to drive to Pt. Judith, RI so you will not forfeit the charge for your room, check ferry schedules closely.
If the ferry from Pt. Judith is not running due to poor weather conditions, our policy is as follows: If the ferry is cancelled throughout your entire stay you have a choice of a refund or gift certificate towards another stay (10% cancellation fee is waived).
If the ferry is cancelled only on the first day of your stay and/or for part of the day on the day of arrival, then you have your choice of coming for the remainder of your scheduled visit (with no responsibility for the first night) or a gift certificate to join us another time, minus 10% cancellation fee.
We recommend the purchase of travel insurance to protect your investment.
Our fresh baked breakfast is now served in breakfast baskets delivered to your room- think breakfast in bed or overlooking the ocean on our verandah or a picnic in the yard amongst the gardens.
